Commercial Rooftop Unit Replacement: Carrier, Trane, Lennox, York & More
When a rooftop unit has given all it has, rooftop unit replacement is usually cheaper in the long run than chasing one breakdown after another. We size the new unit to your building and how you actually use it, plan the lift and the swap-out around your business hours, and leave the roof the way we found it.
Our technicians work on all major RTU brands and configurations, so you aren't locked into the name on your current unit's data plate.
What a replacement includes

Rooftop Unit Not Heating, Not Cooling, or Leaking? Emergency Commercial HVAC Repair
A rooftop unit not heating on a January morning, a rooftop unit not cooling in July, or a rooftop unit leaking water onto your ceiling tiles: each one needs a fast, correct fix. Our commercial rooftop unit repair starts with real diagnostics, so you pay to solve the problem once instead of guessing at it.
We answer the phone 24 hours a day, 7 days a week, holidays included, for emergency commercial HVAC repair, and we offer priority response options for businesses that can't be without heat or cooling.
Common rooftop repairs
- Diagnostics and performance testing
- Compressor and condenser problems
- Blower motors, belts, and capacitors
- Refrigerant leaks: find, fix, recharge
- Gas valves, ignition, and control boards
- Rooftop unit heat exchanger replacement, or advice on whether a full unit swap makes more sense
- Clogged drains and water leaks
Commercial HVAC Maintenance Agreements That Prevent Downtime
A commercial HVAC maintenance contract puts your rooftop units on a schedule, so a technician sees them before the busy season instead of after something quits. Small problems like a worn belt, a dirty coil, or a loose electrical connection get caught while they're still cheap.
It's the simplest way to keep equipment running longer, keep utility bills in check, and avoid the emergency call.

How Much Does a Commercial Rooftop Unit Cost? Repair vs. Replace
No two roofs are alike, so we don't post a one-size price. These are the things that drive the number on a rooftop unit quote:
- Tonnage (capacity). Bigger buildings and heavier loads need larger units.
- Heating type and efficiency. Gas/electric, heat pump, and high-efficiency models are priced differently.
- Crane or rigging. Most RTUs are lifted onto the roof, and building height and site access affect that cost.
- Curb adapter. If the new unit's footprint doesn't match the existing roof curb, an adapter or curb work is needed.
- Electrical, gas, and duct connections. Anything that has to be modified to fit the new unit.
- Number of units. Replacing several at once can change the scope and scheduling.
- Permits and removal of the old equipment.
When replacing beats repairing
Energy costs
A tired unit runs longer to do the same work. Newer, higher-efficiency equipment can bring your monthly heating and cooling spend down.
Downtime
A surprise failure can mean sending staff home, turning customers away, or paying after-hours rates. A planned replacement happens when it suits you.
Colorado's climate
Up here, rooftop equipment takes strong high-altitude sun, hail, and freeze-thaw swings year after year. Gaskets, wiring, coils, and refrigerant lines all feel it.
Repair bills that keep coming
If the same unit needs a service call every season, or parts are getting scarce, that money usually goes further toward a new unit.

Commercial Rooftop HVAC FAQs
What is a rooftop unit (RTU)?
An RTU is a packaged heating and cooling system that sits on the roof. The compressor, coils, blower, and (on most units) a gas heat section all live in one cabinet that feeds the ductwork below. Retail centers, restaurants, offices, and warehouses use them because they keep mechanical equipment off the sales floor and out of the way.
What's the difference between a rooftop unit and a split system?
A split system divides the equipment: an outdoor condenser plus an indoor furnace or air handler, connected by refrigerant lines. A rooftop unit packs everything into a single cabinet on the roof. RTUs save indoor space and are easier to service without disturbing tenants, while split systems are more common in homes and smaller buildings.
How much does a commercial rooftop unit cost?
It depends on the building. Tonnage, heating type and efficiency, crane or rigging needs, whether a curb adapter is required, electrical, gas, and duct changes, permits, and how many units are involved all affect the price. The quickest way to an accurate number is a free on-site RTU assessment.
How long do rooftop units last?
A rooftop unit usually lasts somewhere around 15 to 20 years. Colorado's high-altitude sun, hail, and freeze-thaw cycles can wear one out sooner, and regular maintenance helps it reach the long end of that range.
Should I repair or replace my RTU?
Lean toward replacement when the unit keeps breaking down, repair bills are piling up, it can't keep the building comfortable even when running, or parts are hard to get. We'll lay out both options honestly. No upsell.
How much does a commercial HVAC maintenance agreement cost?
Maintenance agreements are tailored to your building, so pricing depends on things like how many units you have and how often they're serviced. Ask us for a quote.
Can I finance a new commercial HVAC system?
Yes. Commercial HVAC financing through Optimus Commercial Financing is available to qualifying businesses, with financing options from $5,000 to $1,000,000. You can apply online any time or ask us about it when we visit.
What's included in the free RTU assessment?
It's a free, no-obligation on-site look at your rooftop units. A technician checks their condition and operation and gives you a straight recommendation to repair, maintain, or replace, plus a quote when replacement makes sense.
Do you offer emergency commercial HVAC service?
Yes. We're available 24 hours a day, 7 days a week, including holidays. Call 719-521-3755.
Will an RTU replacement shut down my business?
We schedule around your hours and coordinate with your team so the swap happens when it's least disruptive. Our technicians are licensed and OSHA-compliant and take care to protect your roof.
Which rooftop unit brands do you work on?
Our technicians are trained on all major RTU brands and configurations.
